Old homes such as are found in the Cincinnati City boundaries, always have maintenance issues. Some are more complicated than others but in general the sooner you take care of maintenance the cheaper it will be and the easier it will be to fix.

I have lived in an old home for 30 years and have found that great contractors don't have to cost huge amounts of money! So please, post all your favorite contractors who you have found to be reliable, who do good work and understand old homes!
When using this resource remember, interview the contractors and check them out!

Beginning August 1st 2008, Freddie Mac is implementing a regulation regarding investors and their mortgages. Investors will only be allowed to finance mortgages on 4 investment properties (primary residence mortgages are not counted). Current investors with more than 4 mortgaged properties will be grandfathered in, however, the loans associated with these mortgages will NOT be allowed to be refinanced. Refinancing prior to August 1st may be a great idea if good rates/loan programs are available. Remember, this regulation takes effect only for each person. For example, a married couple can finance 8 investment properties if they choose to hold 4 in one name and 4 in the other. This may be something to consider for investors who own many mortgaged properties. Lenders may start making internal changes to comply with this regulation BEFORE the August 1st implementation date, so watch for it. Also, we expect Fannie Mae to follow suit soon after Freddie Mac. In Cincinnnati Ohio, within the city limits, where the houses are older and if your house has not changed hands for 10 years or so, I absolutely recommend that you hire an inspector to take a detailed look at your house before you put it on the market. Standards have changed, buyers are predatory right now, you don't want to lose money after you think you have your house sold. Preinspections can save you a lot of aggravation, you can get the issues fixed on your time, with your contractor and often save money! If you have any information about inspectors, now is the time to respond to this forum!
