Current Cincinnati Real Estate Statistics

Here are the latest real estate figures for Hamilton, Butler, Warren, and Clermont counties. Information is through December 31st, 2008. Cincinnati Real Estate Statistics for the month of January will be available on February 1st.

  • The Median price data set shows the monthly median sales price dating back two years, which makes spotting a trend very simple. Remember, the median price is the middle figure in a set of numbers, not the average (mean) price.  Also, the number of units is labeled on top of each bar for a better representation.
  • The second data set reveals the current supply and demand curve.
  • The last data set shows the Months Supply of Inventory currently available on the market.  The Months Supply figure is derived using the average sales per month over the last year and dividing the total inventory by this figure.

A couple interesting points about this month's data:

  • The amount of inventory for December 2008 is artificially low due to many homeowners taking their home off the market over the holiday season.  We expect the inventory to once again increase in January as homeowners gear up towards selling their homes in the Spring.
  • Unfortunately, the median sales price has continued to plummet.  In June 2008, the median sales price for the four major counties was $150,000.  Over the next six months, this figure continued to drop, bottoming out at $107,000 for December 2008.
